P&H Closing Services provides closing services to foreign and domestic clients seeking to purchase Real Estate in Mexico. P&H specializes in performing closings involving U.S. Financing and are well versed in the various idiosyncrasies experienced when dealing with a conservative 3rd party like a U.S. Lender. We are Baja Capital Mortgage’s (BCM) exclusive provider of closing services and with their help represent the highest volume of U.S. Financed Closings in Mexico. Most importantly, we are proud to have received a letter of recommendation on all of our closings.
Our goal is to provide all parties with a smooth and timely closing involving good communication with ethics and professionalism being a primary focus. In these transactions, P&H Closing Services acts as the manager and main coordinator of all parties involved in the Real Estate closing process, from the moment in which a buyer signs an offer to purchase and gets his/her loan approved, until the buyer obtains his/her recorded property title. Our closing agents are lawyers with Master of Law Degrees obtained in the USA as well as Mexico, and are thus 100% bilingual and able to provide a service otherwise unavailable though other companies.
P&H Closing Services offers a wide array of services related to the Real Estate closing process in Mexico:
- We integrate the buyer’s financing into the closing process, interacting with the buyer’s mortgage broker (if any) and the buyer’s U.S. lender as well as the seller and their respective agent.
- We open, manage and close U.S. Escrow Accounts, making sure that all needed funds are in the Escrow Account prior to the closing date.
- We order SRE permits in order to set up Fideicomiso’s, request appraisals and perform all necessary tasks to effectively transfer title.
- We are authorized attorneys to perform Title Searches and submit Title Reports to First American Title Insurance Company. We coordinate the entire title insurance process with First American until the buyers get their final Title Insurance Policy. (Note: we can also monitor and assist clients with their title insurance processes with any other title insurance company).
- We act as the buyer’s closing agent, but we also coordinate any activity that the seller must perform to complete the closing process (i.e. cancellations of liens, cancellations of existing trusts, regularization of properties at the municipal offices etc.).
- We offer official translation services.
